A soaker hose placed around the perimeter of the home can help keep soil moisture more consistent during hot, dry periods. The goal is not to soak the ground or create standing water. The goal is steady, even moisture that helps reduce dramatic shrinking and swelling.

Helpful watering habits may include:

  • Use a soaker hose around the home’s perimeter during long dry spells
  • Water slowly so moisture can absorb into the soil
  • Avoid letting the soil become muddy or overly saturated

The best approach depends on your yard, drainage, soil condition, and local watering restrictions. If the ground is pulling away from the foundation or you notice new cracks during summer, it may be time to have the home evaluated.

  • Make sure downspouts extend away from the home
  • Watch for areas where water pools near the slab

Poor drainage does not always look dramatic at first. Sometimes it starts with a small low spot, a clogged gutter, or a downspout that empties too close to the house. Over time, those small issues can create uneven moisture around the foundation.

What Cracks Should Homeowners Watch For?

A monthly walkaround can help homeowners spot early warning signs. Look at the brick, exterior walls, slab edges, interior sheetrock, ceilings, and areas around doors and windows. New cracks, widening cracks, or diagonal cracks should not be ignored.

Some cracks are cosmetic, but others may point to movement beneath the home. Diagonal cracks near doors and windows, stair-step cracks in brick, or cracks that continue to grow can be signs that the foundation is shifting.

Areas to check monthly include:

  • Brick, siding, and exterior walls
  • Interior sheetrock, ceilings, and corners
  • The slab, garage floor, and areas around doors or windows

Also pay attention to doors that suddenly stick, windows that become harder to open, floors that feel uneven, or trim that begins separating from the wall. These signs may seem small, but together they can tell a bigger story.

Foundation maintenance does not have to be complicated. Watering during extreme heat, checking drainage, and watching for new cracks are simple habits that can help homeowners stay ahead of potential problems.

The key is consistency. A quick walk around the home once a month can help you notice changes before they become harder to address. Keeping gutters clear, managing moisture around the foundation, and paying attention to visible warning signs can all support better long-term protection.
